What is a mechanics' lien?
A mechanics' lien is a claim a contractor, subcontractor, or supplier can place against a property for the value of labor or materials it provided but was not paid for. It attaches to the improved property itself, which gives the unpaid party powerful leverage — the lien can cloud title and block a sale or refinance until it is resolved.
Why the rules are so strict
Because a lien is such a strong remedy, Pennsylvania's Mechanics' Lien Law imposes precise requirements — who is eligible, what notices must be sent, and firm deadlines to file. Miss a step or a deadline, and the lien can be lost entirely. Courts enforce these requirements strictly.
