How to Read a Title Commitment
The pre-closing document that tells you exactly what the title company will and won't insure.
What is a title commitment?
A title commitment is the document a title company issues before closing that spells out the terms on which it will insure the title. It reflects the results of the title search and is the buyer's roadmap of what must be fixed before closing and what the policy will and will not cover.
The parts that matter most
- Requirements — what must happen before the policy issues (payoffs, releases, signatures);
- Exceptions — what the policy will not cover, such as recorded easements and restrictions; and/or
- The insured amount and parties — who and how much is protected.
Why you read it carefully
The exceptions are where surprises hide — an easement across the yard, a restriction on use, an unresolved lien. Reviewing the commitment before closing is the buyer's chance to clear a requirement or object to an exception it cannot live with, backed by title insurance.
