What is a title search?
A title search is an examination of public records to trace the ownership history of a property and uncover anything that affects its title — liens, mortgages, judgments, easements, and gaps in the chain of ownership. It answers a simple question: does the seller really own what it is selling, and is the title clear?
What a title search reveals
- The chain of title — the sequence of owners and deeds;
- Liens and judgments — unpaid mortgages, taxes, or court judgments;
- Easements and restrictions recorded against the property; and/or
- Defects — breaks in the chain, forged or ambiguous deeds, missing heirs.
Why it matters
The search is what makes title insurance possible and lets a buyer clear or negotiate problems before closing. Its results are summarized in the title commitment the buyer reviews before the deal closes.
