Subdividing Land in Philadelphia
How to split one parcel into several — the approvals, plans, and recording.
What does it mean to subdivide land?
Subdividing land means dividing one parcel into two or more separate lots that can be sold, financed, or developed independently. In Philadelphia this is a regulated process — you cannot simply draw a new line on a map; the division has to be reviewed, approved, and recorded.
How the process works
Subdivision generally requires a surveyor-prepared plan, review by the City to confirm the new lots meet zoning standards like minimum size and setbacks, and, once approved, recording the new lots and deeds. If the resulting lots do not meet the standards, the project may need a variance.
Why get it right
Errors in a subdivision can leave a lot unbuildable, unmarketable, or non-financeable. Because subdivision ties together zoning, surveying, and permitting, coordinating them from the start keeps the new lots clean and sellable.
