What is a title search?

A title search is an examination of public records to trace the ownership history of a property and uncover anything that affects its title — liens, mortgages, judgments, easements, and gaps in the chain of ownership. It answers a simple question: does the seller really own what it is selling, and is the title clear?

What a title search reveals

  • The chain of title — the sequence of owners and deeds;
  • Liens and judgments — unpaid mortgages, taxes, or court judgments;
  • Easements and restrictions recorded against the property; and/or
  • Defects — breaks in the chain, forged or ambiguous deeds, missing heirs.

Why it matters
